Thank you for choosing floridagetawaysrentals.com, a service offered by Florida Getaways Rentals, LLC (“we,” “us,” or “our”). These Terms of Service (the “Agreement”) govern your use of the platform, which connects vacation property Hosts with prospective Renters. By using this Service, you agree to abide by these terms, which constitute a binding agreement between you and Florida Getaways Rentals, LLC. If you do not agree to these terms, you may not use the Service.

Service Overview
floridagetawaysrentals.com provides a platform for vacation property owners and managers (“Hosts”) to list their properties and for potential guests (“Renters”) to book these properties. We also facilitate payment processing and offer a standardized rental agreement. We do not own, manage, or control any property listings. Eligibility
By using our Service, you confirm that you are of legal age to enter into binding agreements in your jurisdiction, and that you have the authority to comply with these terms.
Modifications to Terms
We may update these Terms from time to time. For registered users, we will attempt to notify you of material changes by email.
Host and Renter Responsibilities
- Hosts are responsible for providing accurate property information, handling guest arrangements, and ensuring property compliance with all applicable laws.
- Renters must agree to abide by each Host’s policies and respect property terms, including check-in/out times, guest limits, and any property-specific rules.
Reservation Policies and Payments
- Payment Terms: To secure a booking, renters are required to make a 50% down payment of the total reservation amount if booking at least 60 days before the arrival date. The remaining balance must be paid 30 days prior to arrival. For bookings made less than 60 days before arrival, the full reservation amount is due upfront. Once your booking is confirmed, payment instructions will be sent to your email.
- Cancellation: Cancellations made more than 30 days before the arrival date are eligible for a full refund of the reservation fee. If you cancel within 30 days of the arrival date or after the arrival date, a $200 cancellation fee will be deducted from your refund.
- Damage/Security Deposit: A damage deposit of $600 is required for the booking. This serves as a damage waiver and will be fully refunded if no damages are incurred during your stay. Any damages or replacements outside of normal wear and tear will be deducted from this deposit.
Property Rules
- No Smoking Policy: Check-in is available by 4:00 P.M., but may be delayed in the event of emergency or maintenance issues. Check-out is strictly by 10:00 A.M. CST to avoid late fees.
- Cancellation: Smoking is prohibited within all properties.
- Inclusive Amenities: Each rental includes basic supplies; additional services or amenities may be available as specified in the listing.
Additional Fees and Charges
Renters are responsible for any additional fees due to property damage, excessive cleaning needs, or missing items. Specific charges may be added for:
- Missing items or items damaged beyond normal wear and tear.
Hurricane and Severe Weather Policy
In the event of a mandatory evacuation order from the National Weather Service, Renters will receive a refund for any unused portion of their reservation.
Content and License
Hosts retain ownership of all images, text, and other content they upload to their listings. By posting, Hosts grant us a non-exclusive, royalty-free license to display this content on floridagetawaysrentals.com. Hosts represent that they have the right to use this content and that it does not infringe on third-party rights.
Termination
We may suspend or terminate your access to the Service at any time for any reason, including breach of this Agreement. Upon termination, your obligations to us and our rights under this Agreement will continue to apply.
General Conditions
- Entire Agreement: This Agreement constitutes the entire agreement between you and us.
- Governing Law: This Agreement is governed by the laws of the State of Florida, without regard to conflict of laws principles.
- Severability: If any part of this Agreement is found to be invalid, the remaining provisions will remain in effect
